Our Story

Founded in 2021 and headquartered in Dallas, S2 Land Development, LLC is built around a single standard: “Creating Community.” It guides the land we choose, how we build on it, and the lots we deliver.
We dedicate ourselves to obtaining raw land, developing master-planned communities, and delivering shovel-ready finished lots to homebuilders, selling fully entitled lots to builders and developers, and managing development on their behalf to help meet Texas’s growing need for quality housing.
Acquisitions, entitlements, land development, and finance sit under one roof, so one team carries each tract from purchase to finished lots. To date that work spans 15 communities in 10 Texas cities.

We build master-planned communities — grading, utilities, and paved streets, and at communities like Liberty Crossing and Clearview Ranch, an amenity center.
Finished & Entitled Lots
We deliver shovel-ready finished lots to homebuilders and sell fully entitled lots to builders and developers.
